Job Description:
The Manager – Real Estate (Regional) is responsible for all functions of Real Estate projects from the strategy and site identification to the contract negotiations and closing of property. The role also manages all timelines, external professionals and partners, entitlements, and budgets for the projects within their assigned territory.
Job Responsibilities:
- Track competitor locations and activities and update database timely and accordingly
- Analyze local ordinances and zoning codes to determine development parameters
- Oversee the due diligence and entitlement process of entire projects including land-use and zoning, design, site and building plan approval, Department of Transportation (DOT) and all permits and approvals required for development
- Develop and cultivate relationships with land owners, brokers, developers, potential business partners, and professional organizations to give Lidl the best positioning for deals
- Analyze markets within assigned territory to identify the best sites for Lidl US in order to fulfill the strategy and meet expansion goals
- Represent Lidl US to local government entities and the public including facilitating community meetings and public hearings
- Develop, monitor, and report detailed budgets, schedules, and status on projects while maintaining and updating Lidl’s systems and programs routinely
- Gather, prepare, and present information, including market drives, to Director and Executives, including Board members, on proposed projects in order to obtain approvals
- Manage, coordinate, administer, and negotiate the best deal, deal structure, and deal points for Lidl in all purchases, leases, land-leases, relocations, and dispositions within assigned territory
- Manage all activities and communications between stakeholders, consultants, and contractors in order to deliver stores within scheduled timeframes and budgets
Job Requirements:
- Excellent organizational, analytical, interpersonal, and problem-solving skills
- In lieu of, a combination of education and experience mentioned above will satisfy the degree and relevant experience required
- Knowledge of Real Estate transactions from beginning to end with emphasis on acquisition and development, purchase and lease negotiation, real estate and contract law, real estate valuation, entitlement processes, and best practices of real estate project management
- Ability to use project management, budget management, and other customized software systems and mapping/GIS software
- Great negotiation skills with the ability to minimize Lidl’s costs and risks throughout projects
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, and Outlook)
- Advanced written and verbal communication skills
Qualification & Experience:
- Bachelor’s Degree in Real Estate, Civil Engineering, Architecture, Construction Sciences, Construction Management, or a related field
- Minimum of 2 years’ experience in Real Estate Operations
